1 free parking space per residential apartment: Abu Dhabi parking law clarified

The Department of Municipal Affairs and Transport (DMAT) has clarified the parking regulation for Abu Dhabi, urging property owners and real estate management to follow the provisions of Law No. 18 of 2009.
The Parking Division (Mawaqif) studies the status of buildings with surface spaces separately, and then distributes it to occupants in private building for free and without rental fees, whether this allowance is explicit or implicit in the tenancy agreement.
Mawaqif is working on the distribution of available parking spaces in existing buildings as some were built before the enactment of the law.
Parking spaces distribution would be allocated in two phases.
The first will see allocation of one free parking space for each residential apartment, starting with the ones with more rooms than the others.
In case of two apartments with the same number of rooms, priority will be given to the oldest occupants of the building, based on the tenancy period.
On completion of phase 1, the remaining free parking spaces will be distributed to other occupants and offices in the building, based on apartment surface area.
Parking spaces for those buildings, built after the enactment of the law, will follow the authorised technical regulations based on Law No. 18 of 2009.
